Parties and property
- Landlord and tenant names match ID documents
- Full address of the rented property is written (flat/shop number, building, area)
- Use is clear: residential, commercial, or mixed (as applicable)
Money terms
- Monthly rent amount and due date
- Security deposit amount and when it is returned
- How rent increases work (if mentioned), and notice period
Duration and exit
- Start date and duration (11 months, or longer term if used)
- Notice period for ending the agreement (from either side)
- What happens if rent is late (if written)
Facilities and responsibilities
- Who pays electricity, water, maintenance, society charges
- Repairs: what the landlord covers vs tenant
- Subletting or sharing — allowed or not
